Step Three - The Home Stretch

Forty Days Prior to Moving: Appraisal

After you have met with your lender and provided them with the correct information, selected all of your options and decided what to include into your loan, your sales price and loan amount will be confirmed. You’re lender will issue a formal loan approval subject only to a successful appraised value and will order a bank appraisal to complete the approval process.

Thirty Days Prior to Moving in: Flooring Release and Installation

When your lender approves your loan, your flooring is ready to be installed. You will want to contact escrow and the lender to see if additional items may be needed to complete the loan.

Seven Days Prior to Moving in: Loan Documentation Signing

The lender orders the loan documents about two weeks prior to the close of escrow and sends them over to escrow. An appointment will be made by escrow for you to sign your loan documents. It is critical that you sign your loan documents as soon as they are available.

Six Days Prior to Moving in: City Inspection

A city inspector will come out and inspect your home and make sure it is safe and ready for you to move in.

Three Days Prior to Moving in: Orientation Walk

You will inspect the home on last time to make sure everything is complete.

One Day Prior to Moving in: Loan Funding

Once your loan documents have been inspected to insure that all the t’s are crossed and i’s dotted, the bank funds are received.

The Close of Escrow/Moving In

The Deed of Trust is recorded at the County and the title is issued and the home is yours! You will need to go down to the sales office and collect the keys to your new beautiful home.
